SUBJECT PROPERTY AND VICINITY CHARACTERISTICS

2.1

Subject Property Description

The subject property consists of two parcels of land bisected by Cornell Road. According to the Indiana County Assessor, the two parcels that comprise the subject property, which are owned by New Village Development, LLC, include: • Parcel ID 10-047-204 – 20.14 acres, 500 Innovation Drive, 406 and 408 Cornell Road • Parcel ID 10-047-101 – 10.34 acres, 277 Cornell Road The subject property is improved with four warehouse buildings, parking lots, driveway areas, and landscaped areas that comprise the New Village Institute (formerly the WyoTech University facility), an auto trade school / educational facility.

The subject property location is shown on Figure 1 - Locus Map.

Subject Property Improvements

The subject property consists of a total of 30.48 acres of land and is improved with four warehouse buildings, parking lots, driveway areas, and landscaped areas that comprise the New Village Institute (former WyoTech facility). The four buildings that comprise the New Village Institute are as follows: Administration Building/Streetrod/Chassis Fabrication (500 Innovation Drive – 67,000 square feet); Diesel Technology (277 Cornell Road – 82,000 square feet); Automotive Technology (406 Cornell Road – 52,000 square feet); and, Collision and Refinishing Technology (408 Cornell Road – 48,000 square feet). According to the Site contact, the buildings were constructed in phases between 2003 and 2008. The buildings are constructed of a slab-on grade foundation and structural steel framing supporting sloped, metal roof decks with smaller sections of flat roof decks.
