Solvents observed at the subject property were limited to part washer stations and solvent based paints. Small amounts of solvent-based paints were also stored on-site; however, the majority of the paints were reported to be waterborne paints. Part washer stations utilized in on-site operations were noted to be closed loop systems which were previously maintained by Safety Kleen; the current maintenance company was not identified at the time of the site visit. Additionally, one active and one inactive used filter crusher were observed in the subject property buildings. The active filter crusher drains to a 55-gallon drum dedicated to collection of waste oil and is regularly serviced by Safety Kleen. No staining or evidence of a release was observed in the above areas. As such, no concerns were identified. The office and classroom areas of the subject property buildings are heated and cooled by natural gas-fired package units. Warehouse areas of the subject property buildings are primarily heated by natural gas-fired heating units suspended from the ceilings. In addition, one waste oil-fired overhead furnace appeared to have been removed and was stored along the exterior of the Automotive Technology Building (406 Cornell Rd.). Waste oil previously generated from on-site automotive repair operations was stored in one approximately 300-gallon steel double-wall AST (discussed in the AST section), which is located on the concrete floor beneath the furnace. No staining or evidence of a release was observed in the vicinity of the waste oil-fired furnace. As such, concerns were not identified. Each shop area contains trench drains which discharge to an underground oil/water separator (6 total). Each of the six oil/water separators reportedly are scheduled to be pumped out and inspected annually by a local contractor. VERTEX was not able to access the oil/water separators. According to information presented in previous ESA reports, as discussed in Section 5.3, the oil/water separators are of composite plastic construction and were installed at the time of construction of each subject property building between 2003 and 2008. According to the site contact, the separators were pumped and cleaned in 2019 and New Village Institute will pump and clean the systems on an as needed basis. Based on the age of the oil/water separators, construction, and nature of previous operations (trade school), no RECs were identified in connection with the oil/water separators. As part of this assessment, VERTEX assessed the potential for impacts to the subject property from potential on- and off-site sources of vapor intrusion. The potential for impacts from off-site properties included a review of current off-site operations (see Section 2.4), a review of historical operations (see Section 5.2), and a review of regulatory database records (see Section 6.2). Potential sources of on- or off-site vapor intrusion were not identified.
