SUMMARY

On January 2, 2024, The Vertex Companies, LLC (VERTEX) was contracted by New Village Development, LLC to conduct a Phase I Environmental Site Assessment (ESA) of the New Village Institute, located at 500 Innovation Drive & 277, 406, and 408 Cornell Road in Blairsville, Pennsylvania (subject property). The subject property consists of two parcels of land bisected by Cornell Road. According to the Indiana County Assessor, the subject property is comprised of the following two parcels, both of which are owned by New Village Development, LLC: • Parcel ID 10-047-204 – 20.14 acres, 500 Innovation Drive, 406 and 408 Cornell Road • Parcel ID 10-047-101 – 10.34 acres, 277 Cornell Road The subject property is improved with four warehouse buildings, parking lots, driveway areas, and landscaped areas that comprise the New Village Institute facility, an auto trade school / educational facility. The purpose of this assessment was to identify Recognized Environmental Conditions (RECs) including controlled RECs (CRECs) and historical RECs (HRECs) in connection with the subject property. The following provides a summary of VERTEX’s findings and conclusions. This executive summary does not contain all of the information that is included within the full report. As such, it is recommended that this report be read in its entirety in order to obtain an adequate understanding of the subject property and the information provided, and to ensure that any decisions or actions resulting from the use of this report are taken based upon a complete understanding of conditions at the subject property and at surrounding properties.
