Any bids arriving after this deadline will not be accepted. Please refer to www.hendersonauctions.com for detailed information on the real estate and moveable assets. The sealed bid must include earnest funds of $100,000 to be considered. Payment must be in the form of a certified check made payable to Henderson Auctions. If an acceptable bid in the sealed bid auction is received and accepted by the seller, the 5-day online only auction will not proceed. The accepted sealed bid will be notified by Monday, July 29, 2024, at 3:00pm CST. The winning bidder is required to send 10% of the sealed bid amount via certified funds by August 1, 2024 (made payable to Henderson Auctions) The $100,000 earnest funds and 10% down payment will be applied to the purchase price at closing. If the 10% down payment is not received by the deadline of Thursday, August 1, 2024, the online only auction will go live on Monday, August 5, 2024. Non-winning bidders in sealed bid auctions will receive their funds within five business days. Successful Bidder/Buyer will be required to close on the real estate and moveable assets by December 2, 2024. Buyer will designate an acceptable closing agent within 10 days of notice of award. If Buyer fails to designate a closing agent, Seller may elect to designate the closing agent. Buyer and Seller will each pay his traditionally assigned share of the closing costs. The sealed bid is to be sent to Henderson Auctions, ATTN: NVI SEALED BID, 13340 Florida Blvd., Livingston, LA 70754. The sealed bid is to include all forms completed and signed along with earnest funds of $100,000.
