buyers and willing sellers in an arm ’ s length transaction. When a number of sales of similar properties occur, a pattern of definable prices is established. This approach is particularly utilized in real estate appraisals.
INCOME APPROACH
The income approach to value is based upon the estimated future income streams associated with a specific asset or business, considering the remaining life of the asset or business, the average annual rate of return anticipated and market rates of return. The income stream is capitalized at an appropriate risk rate to express an opinion of the present value of the future benefits of ownership.
VALUATION METHODOLOGY
Furniture, Fixtures, Equipment (FFE)
To estimate the fair market value of the subject assets, data was gathered, interpreted and analyzed to select the appropriate methodologies consistent with the subject assets. BVI indicated most of the assets were relatively new, having been acquired by the former owners 4 to 5 years ago. Because many assets were newer, the direct cost approach, which reviews sales of comparable items in the market place, faces limitations because most preowned items in the market place are generally older than what is in the Blairsville facilities. Market comparables were found for certain items. Automotive repair equipment included many typical auto repair garage items such as vehicle lifts, body alignment systems, tire repair machines, battery chargers, collision repair, work benches, and tool boxes. It should be noted that the tool boxes were with various tools. There was no inventory of those tools provided. As this was a desktop appraisal, this appraiser was unable to see what and how many items were in the tool boxes. This appraiser relied on information about the tool box contents as provided by BVI.
Automotive training modules included student training labs and courses in various automotive repair and diagnostic areas. These are turn key systems provided by a hand full of companies. This appraiser relied on information on these modules as provided by BVI.
A range and variety of vehicles were included. Vehicles include older and newer cars and trucks some of which were donated new. Customized trucks and cars, used for racing and competitive shows, were included in the inventory. Due to the nature of these and associated labor and costs that went into them in and built on campus, the acquisition and/or market value was supplied by BVI. This appraiser concurred with those values.
