State Highwway-119 is a four-lane, bi-directional, state highway. The ravels through Connellsville, Greensburg, and Punxsutawney, and bypasses Uniontown and Indiana. There are numerous other boroughs and villages along its 133 mile route in the Keystone State. The southern entrance of US 119 is at the West Virginia state line one-half-mile south of Point Marion. The northern terminus is at US 219 two miles south of DuBois, Pennsylvania. US 119 is in the National Highway System from the West Virginia state line to Exit 0 of PA Turnpike 66, and from US 22 to US 219. From US 22 to US 219, the highway carries the name of the Buffalo-Pittsburgh Highway; from US 22 to PA 56, it is also known as the Patrick J. Stapleton Highway; near Uniontown, it bears the name George C. Marshall Parkway. Vehicle – The automobile remains the preferred method of transportation within the market area. The subject is located in the eastern corridor of the market area. Access to the market area from surrounding areas is considered to be average, as the subject is located due north of State Highway 119. The state highway, and secondary arterials provide access to both land uses, and throughways/access. The market area is also served by adequate north/south and east/west thoroughfares. North/south arterials include County Road 982, South Walnut Street, and Newport Road. East/west arterials include West Market Street, and Pizza Barn Road. All of these thoroughfares are multi-lane arterials that provide convenient access to major freeway systems. L AND U SE P ATTERNS The market area is a mixture of residential, commercial, and vacant land. Most developments are oriented towards single family residential construction. Single-family residential developments are located along secondary roadways within the area, with a cluster of developments located in the town of Blairsville. Retail developments are located along secondary arterials. Most retail developments are orientated towards accommodating the demand from single family residential. Notable developments in the market area are located along Market Street. The subject is located near a variety of developments with retail being the most prominent. Most industrial uses consist of warehouse, manufacturing, and office flex. Office units in the market area are mostly flex with the most notable developments located near the subject. Vacant land is a common land use pattern in the market area, with large tracts noted throughout the market area. Based on aerial photographs, homesteads in the market area consist of large parcels of land. The borough of Blairsville is a small community located in the greater Pittsburgh MSA. According to the most recent census, the population was recorded at 3,412. The town offers basic civil or social amenities such as church, and village shopping. The most notable development in the surrounding area is the subject. The subject was a former trade school, specializing in automotive training. New ownership plans to reopen the business; in doing so, it will help stabilize the market area. L IFE S TAGE AND T RENDS Based on observations of the market area, it is reasonable to assume that the market area is still in the declining phase of its life cycle. The overall population has gradually decreased in recent years with continued small decreases expected over the next five years. The market area consists of single family, retail, office, and industrial uses. The corridor where the subject is located is predominantly industrial developments. Single family, retail, office, and industrial improvements in the area are in average/fair condition. The overall appearance of the market area is average. The market area has a good reputation with respect to most types of real estate. Access is average given the presence of State highway 119 and support facilities.
