Dear Mr. Beeman:
The Vertex Companies, LLC (VERTEX) is pleased to submit this Phase I Environmental Site Assessment (ESA) report for the above referenced property (the subject property). The purpose of this assessment was to identify Recognized Environmental Conditions (RECs) in connection with the subject property. A REC is defined as “(1) the presence of hazardous substances or petroleum products in, on, or at the subject property due to a release to the environment; (2) the likely presence of hazardous substances or petroleum products in, on, or at the subject property due to a release or likely release to the environment; or (3) the presence of hazardous substances or petroleum products in, on, or at the subject property under conditions that pose a material threat of a future release to the environment.” It does not include de minimis conditions that generally do not present a threat to human health or the environment and that generally would not be the subject of an enforcement action if brought to the attention of appropriate governmental agencies. Our work was conducted in general conformance with proposal P.0010,24, dated January 2, 2024, executed on January 2, 2024, and in accordance with the general provisions of the E 1527 21 American Society for Testing and Materials (ASTM) document entitled "Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment Process" for commercial real estate as well as the U.S. Environmental Protection Agency’s (USEPA) All Appropriate Inquiries (AAI) Final Rule of November 1, 2005, as amended December 15, 2022. To the best of our knowledge, this Phase I ESA report is true and accurate. VERTEX also assessed the subject property for the potential presence of asbestos-containing materials (ACMs) and lead-based paint (LBP).
